Mold
Investigation & Assessment

Professional mold inspection, air sampling, and bulk sampling services to identify the presence, source, and extent of mold contamination in residential and commercial properties.

IICRC Principles Accredited Lab Analysis Residential & Commercial Clearance Testing Available
Do not disturb visible mold growth before a professional assessment

Disturbing mold colonies without proper containment can release millions of spores into the air, spreading contamination to unaffected areas of the building and increasing both health risks and remediation costs. If you suspect mold is present, contact a certified professional before cleaning, painting over, or demolishing any affected materials.

Introduction

Why mold investigation
matters

Mold is a naturally occurring organism that thrives wherever moisture and organic material meet. In buildings, mold growth is almost always the result of an underlying moisture problem — a roof leak, plumbing failure, flooding event, or inadequate ventilation. Left unaddressed, mold can spread rapidly through wall cavities, HVAC systems, and structural materials.

Exposure to mold and mycotoxins can trigger a range of health effects, from respiratory irritation, coughing, and eye irritation in otherwise healthy individuals, to more serious reactions in people with asthma, allergies, or compromised immune systems. Some mold species produce mycotoxins that pose greater health risks with prolonged exposure.

A professional mold investigation goes beyond what you can see. It identifies hidden mold in wall cavities, attics, and crawl spaces, determines the species and concentration of airborne spores, and locates the moisture source driving growth — so that remediation actually solves the problem.

Visible mold is only part of the picture. Studies show that the majority of mold growth in buildings occurs inside wall cavities and structural assemblies — completely invisible from the surface until significant damage has occurred. Air sampling can detect elevated spore levels even when no visible mold is present.

1 in 2 Buildings Studies estimate that more than half of all buildings in the US have conditions conducive to mold growth
Hidden Growth Mold frequently grows inside walls, under flooring, and above ceilings — invisible until materials are opened or tested
Health Impact Mold exposure is one of the leading causes of indoor air quality complaints and is linked to respiratory illness, allergic reactions, and asthma
Fast Turnaround Investigation reports typically delivered within 3–5 business days following sampling and laboratory analysis
What we offer

Visual Mold Inspection

A thorough room-by-room visual inspection of the property to identify visible mold growth, water staining, moisture damage, musty odors, and conditions conducive to mold growth. Includes inspection of attics, crawl spaces, basements, bathrooms, and HVAC systems.

All Properties

Air Sampling

Collection of indoor and outdoor air samples using calibrated spore trap cassettes. Laboratory analysis identifies and quantifies airborne mold spore types and concentrations, allowing direct comparison between indoor and outdoor baselines to determine whether elevated levels are present.

Indoor Air Quality

Bulk & Surface Sampling

Physical sampling of suspect materials — drywall, insulation, wood framing, flooring — and surface swab or tape-lift samples from visibly affected areas. Laboratory analysis confirms mold species and supports the scope of remediation planning.

Material Analysis

Moisture & Source Investigation

Use of moisture meters and thermal imaging to identify elevated moisture levels within walls, floors, and ceilings — locating hidden water intrusion and the root cause of mold growth. Addressing the moisture source is essential to prevent recurrence after remediation.

Root Cause

HVAC & Duct Inspection

Assessment of heating, ventilation, and air conditioning systems for mold growth, moisture accumulation, and conditions that could distribute spores throughout the building. HVAC systems are a common pathway for mold to spread from an isolated source to the whole property.

System Assessment

Post-Remediation Clearance Testing

Independent air and surface sampling conducted after remediation work is complete to verify that mold levels have returned to normal background conditions and that the property is safe for reoccupancy. Clearance testing provides an objective, third-party confirmation that remediation was successful.

Clearance
Signs you may have a mold problem
Visible dark staining on walls, ceilings, or grout
Persistent musty or earthy odor
Allergy symptoms that improve when leaving the building
Recent water damage, flooding, or leak history
Bubbling, peeling, or warping paint or wallpaper
Condensation on windows or interior walls
Soft, discolored, or deteriorating drywall
Unexplained coughing, sneezing, or respiratory irritation
Staining or discoloration on HVAC vents or grilles
Recently purchased or rented property with unknown history
Tenant or occupant health complaints
Crawl space or basement with standing water or high humidity

How it works

Our investigation process

A systematic, science-based approach to finding mold, identifying its source, and guiding effective remediation.

1

Initial Consultation

We discuss your concerns, property history, symptoms, and any known moisture events to develop a targeted investigation plan.

2

Visual Inspection

A thorough inspection of all accessible areas — including attics, crawl spaces, and mechanical rooms — to identify visible mold, moisture damage, and contributing conditions.

3

Sampling

Air, bulk, and surface samples are collected from affected and unaffected areas to establish indoor-outdoor comparisons and identify mold species and concentrations.

4

Laboratory Analysis

All samples are submitted to an accredited laboratory for analysis. Results are reviewed and interpreted against established guidelines and outdoor baseline conditions.

5

Report & Remediation Scope

We deliver a clear written report with findings, laboratory results, moisture source identification, and a recommended remediation scope for your contractor.

What you receive

Everything included in your mold investigation report package.

Written mold investigation report
Accredited laboratory analytical results
Indoor vs. outdoor spore count comparison
Floor plan with sampling location map
