Cal/OSHA Compliant AHERA Certified NESHAP Compliant Residential & Commercial
Do not disturb suspected asbestos-containing materials

Asbestos fibers are odorless and invisible to the naked eye. Disturbing asbestos-containing materials without proper assessment and precautions can release dangerous airborne fibers. If you suspect asbestos is present, contact a certified professional before beginning any renovation or demolition work.

Introduction

Why asbestos surveys
are essential

Asbestos was widely used in building materials throughout the United States from the 1940s through the 1980s. It was valued for its fire resistance, durability, and insulating properties — and can still be found in millions of buildings across California today.

When asbestos-containing materials are disturbed, damaged, or deteriorated, microscopic fibers are released into the air and can be inhaled deep into the lungs. Long-term exposure is linked to serious and often fatal diseases including mesothelioma, lung cancer, and asbestosis.

California law requires an asbestos survey before demolition or renovation of most structures. Ecoscope Environmental conducts thorough, accredited asbestos surveys that satisfy Cal/OSHA, SCAQMD, and NESHAP regulatory requirements.

California's SCAQMD Rule 1403 requires a survey for asbestos-containing materials before any demolition or renovation that may disturb suspected materials — regardless of building age. Non-compliance can result in significant fines and project shutdowns.

Pre-1980 Buildings Most buildings constructed before 1980 are likely to contain some form of asbestos-containing material
Invisible Hazard Asbestos fibers are 700 times thinner than a human hair — completely invisible and odorless without testing
Legally Required SCAQMD Rule 1403 and Cal/OSHA mandate asbestos surveys before demolition or renovation in California
Fast Turnaround Survey reports typically delivered within 3–5 business days following site inspection and lab analysis
Types of surveys

Management Survey

A standard survey to locate, as far as reasonably practicable, the presence and extent of any suspect asbestos-containing materials in a building that could be damaged or disturbed during normal occupancy or minor maintenance work. Used for ongoing building management.

Occupied Buildings

Pre-Renovation Survey

Required before any renovation work that may disturb building materials. This survey identifies all ACMs in areas affected by the planned renovation scope, ensuring contractor and worker safety and full regulatory compliance with SCAQMD Rule 1403 and Cal/OSHA.

Renovation Projects

Pre-Demolition Survey

A thorough, fully intrusive survey required before any demolition activities. All accessible and inaccessible areas must be inspected and sampled. This survey satisfies the SCAQMD Rule 1403 and EPA NESHAP notification requirements prior to demolition permits being issued.

Demolition Projects

Real Estate & Due Diligence Survey

Conducted for buyers, sellers, lenders, and investors to identify the presence and condition of asbestos-containing materials in a property prior to acquisition or financing. Provides critical information for risk assessment, pricing, and disclosure obligations.
